The Foreclosure Auction today resulted in the Trustee continuing the Auction process until Friday October 27th.
The highest bid received at the Courthouse Auction was $37,500, plus a 10% Buyers Premium ($3,750) + $710 property taxes to be paid by the buyer, for a final sales price of $41,960. This did not meet the Lender’s required minimum bid, which is approx. 1/2 of loan amount.
The minimum acceptable bid (offer) is $45,000 with the property selling in ‘as is’ condition for cash at closing within 15 days, (another 15 days extension is possible)
Note: the $45,000 minimum bid/sales price is firm, but it now includes any Lender’s sale fees/expenses, and the 2017 property taxes).
And, there is No Buyer’s Premium charged to the Buyer.
